These are detailed reports often undertaken on period, older buildings, and where a commercial lease is involved they will include a review of the lease. This survey provides an in-depth report on the specific condition of each element, area by area, along with advice on the method of repair that is appropriate. If required this survey can include both a detailed budget for the urgent repair costs and on Domestic properties a ‘Market Valuation’ from our experienced Registered Valuer.

Defect Diagnosis Report

Has your valuer not made a decision on the cracking, roof frame or any other issue? We can help. Alternatively do you own a property with an issue? Our tailored report is bespoke and specifically designed to review all accessible aspects to determine the issue whether it is structural, damp or of any other cause. It provides an outline schedule of remedial repairs and if so desired, a budget estimate of those costs for you to compare against your contractors estimate.

Major Defects Report

For a budget report on smaller older buildings, for modern property, or for divided property ‘flats and apartments’, this report provides a concise overview on the condition, with or without Market Valuation (residential property only). Tailored to provide a report on all the serious issues, it will provide you with sufficient information to make an informed judgement on your purchase. It also includes an outline suggestion for the repairs which are required.

Main Elements Report

Want the detail without the full price? Our Main Elements Report can be specifically tailored to provide this by limiting our inspection to those areas which you want the information on. This is a restricted survey tailored for those intending to “shop fit”. It is often used on larger commercial buildings with poor internal condition.
